Frequently Asked Questions
The Federal Government offers a range of schemes to help eligible buyers enter the property market, including:
- 5% Deposit Scheme: Buy with as little as 5% deposit for first home buyers and 2% deposit for single parents, with no Lenders Mortgage Insurance (LMI).
- Super Saver Scheme: Helps first home buyers save for a deposit through their superannuation.
- Help to Buy Scheme: A shared equity program where the government contributes towards the purchase price.
Schemes are targeted at First Home Buyers and are subject to eligibility and property price caps. Details can change, so always check the most up-to-date information here: Home Guarantee Scheme – Housing Australia.
Each State and Territory government offers its own incentives, which may include:
- First Home Owner Grant (FHOG): A one-off payment to help with the cost of buying or building a first home.
- Stamp duty concessions or exemptions: Reducing or removing this upfront cost for eligible buyers.
- Other targeted schemes or rebates: Depending on your state or territory.
These incentives generally apply to first home buyers and vary in value and eligibility. For the latest information, visit: Buying Your First Home – myGov.
Yes — in many cases, first home buyers can access both Federal and State/Territory incentives at the same time, provided they meet the eligibility requirements for each scheme. This can make a significant difference to your deposit and upfront costs.
The right timing depends on your personal circumstances, not just market conditions. Things to consider include:
- Your financial readiness and borrowing capacity
- The type of property you’re buying or selling
- Market trends, interest rates, and housing supply
- Your long-term goals (e.g., upgrading, downsizing, or investing)
We’ll help you understand the lending side of the equation. For broader financial or lifestyle planning, it’s wise to also seek advice from a financial planner.
Refinancing may be worth exploring if:
- Interest rates have dropped, or you’re paying above-market rates
- You want to consolidate debts into your home loan
- Your fixed rate term is ending
- You want to unlock equity for renovations, investment, or other goals
We’ll compare options across lenders to see if refinancing could save you money or better suit your goals.
Property can be a powerful wealth-building strategy, but it’s important to understand both sides:
Benefits:
- Potential long-term capital growth
- Rental income to offset loan repayments
- Ability to leverage equity to build a portfolio
Risks:
- Market fluctuations and property value declines
- Interest rate increases impacting repayments
- Rental vacancies affecting cash flow
👉 Note: As your mortgage broker, we help structure the lending to support your goals and cash flow. For tax planning and wealth-building strategies, you should also consult a financial planner and tax accountant.
Equity is the difference between your property’s market value and the balance owing on your loan. Lenders may let you use a portion of this equity to fund another purchase.
This can be used for:
- Buying a new home
- Purchasing an investment property
- Funding major renovations
We’ll help you calculate your usable equity and structure the loan appropriately. 👉 However, for investment and tax strategies, we recommend seeking advice from your financial planner and accountant alongside our lending guidance.
A bridging loan is a short-term finance option that allows you to purchase a new property before selling your current one.
- Covers the funds needed for the new purchase
- Repaid (or refinanced) once your existing property is sold
- Helps avoid rushing the sale of your current home
⚠️ Be mindful: bridging loans often carry higher interest costs and time limits, so planning is key.
A construction loan is tailored for building or major renovations. Instead of receiving the full loan upfront, funds are released in stages (progress payments) as the build progresses.
Key features:
- You only pay interest on the funds drawn down at each stage
- Progress payments require lender approval at every stage
- Can ease cash flow during the build compared to paying interest on the full loan upfront
Debt consolidation combines multiple debts (e.g., credit cards, car loans, personal loans) into one loan, often secured against your home.
Benefits:
- One simplified repayment
- Potentially lower interest rate compared to unsecured debts
Risks:
- Extending debt over a longer term may increase overall interest paid
- Securing unsecured debts against your home increases your risk if repayments aren’t met
We’ll assess whether consolidation is right for you and structure the lending side — but broader budgeting or financial planning should also involve a qualified adviser.
There are several costs from others that you’ll want to factor in, such as:
- Lender fees — loan application and property valuation. Some lenders may waive certain fees to win new business.
- Government fees — stamp duty, transfer registration (to register the property title in your name), and mortgage registration (a government-imposed fee charged to the lender to register their interest on the title, which is then passed on to you).
- Legal and conveyance fees — to review your contract, transfer the title, and coordinate settlement items like stamp duty.
We’ll explain these clearly, so you know what to expect.
LMI is a one-off insurance premium that protects the lender if you can’t repay the loan. It usually applies when your deposit is less than 20% of the property’s value.
- The cost can be significant and depends on the size of your loan and deposit.
- In many cases, the premium can be added to your loan amount (“capitalised”), so you don’t have to pay it upfront.
We’ll always let you know if LMI applies to your situation and explain your options.
